# Doorkeeper

> Doorkeeper is an owner retention desk for independent residential property management companies with about 150–600 doors on AppFolio or Buildium. It drafts a reply to every owner email the same business day, drafts a plain-English monthly update for every owner, and sends a Friday brief of the owners most likely to leave, with deadlines in the next 14 days. A person checks every item. Nothing is ever sent on the client's behalf.

- Who it's for: independent property managers (about 150–600 doors), starting in the Seattle–Tacoma and Portland areas; AppFolio or Buildium.
- How it works: the client schedules six standard reports (rent roll, work orders, vacancy, guest cards, lease expirations, move-outs) to email to a private Doorkeeper address. Read-only: no software login or API key. Owner emails are forwarded; ready-to-send drafts come back. Async and email-only, with no calls.
- Price: founding plan $397/month for up to 400 doors ($597/month for 401–800 doors), locked for 12 months; first 2 weeks free; monthly, no contract, cancel anytime; 5 founding spots.
